No rack rates or gimmicks. Our pricing is up-front and applies to everyone. You can be assured we are offering you the lowest price possible. We do occasionally offer specials to fill vacancy holes, however, so please call us! Please see the bottom of this page for FAQs about our reservations.

What are the add-ons?
-Guests may opt for a full housekeeping at $45/occurance.
-Coin operated laundry accepts quarters
-Extra guests may be added during the stay for an additional charge.

Extra guests are $8/night.

ALL first nights are charged an additional $50 set-up fee no matter the length of stay. This is how we can cover our fixed cleaning and stocking costs, but reward long term stays with incredible nightly rates!
Lodging taxes are 12.5% but do not apply to stays of over 30 nights.

Stays of 7+ nights = Weekly Rate: 25% off base rate
Stays of 30+ nights = Monthly Rate: 37% off base rate- credit card payment
Stays of 30+ nights = Monthly Rate: 40% off base rate- check payment

We’re sorry, but since our rates are already so low, we do not offer AAA, military or other discounts.

  • BYU Graduations, 4th of July, 24th of July, BYU Education Week, Easter, Christmas.
  • There is a 6 night minimum stay during BYU Education Week, Thanksgiving, Christmas and New Years.
  • Reservations may not end or begin on Christmas Day.

frequently asked questions about our rates:

The rates seem too low. Too good to be true?

We love this question because we get to delight the asker by explaining that yes, our rates really are much lower than the other local options. We can do this because of several reasons:
-We ask that all bookings have a paid deposit so we do not have no-shows that could have been booked.
-We are a locally owned business that can cut costs dramatically by strategic buying and leveraging.
-We are more of a long-term stay facility and not a hotel - no 24 hour desk staff to pay.
-Our guests respect our suites and we rarely have damage.

Yes, the pictures on this website are truly the pictures of the suites! We pride ourselves in having beautiful and affordable accommodations.

What is your cancellation policy?

Our policy is subject to change, and when you book, you will be given the opportunity to review our cancellation policy before making the reservation firm.

Cancel more than 30 days before a reservation = Full refund except for non-refundable $200 booking deposit. If we can rebook your suite(s), a full or partial refund will be made less a processing fee.
Cancel less than 30 days before a reservation = No refund.

What is the deposit?

The deposit is charged when you first make the booking. The amount depends on your length of stay and goes towards your total bill.

Is an online reservation safe?

COMPLETELY. After you enter your reservation, it is reviewed by the head manager before your card is even charged. If you qualify for additional discounts that the website did not give you (week rate, etc), the manager will add this for you. We have our online reservation system to facilitate after-hours bookings and to allow guests to check rates in real-time. We encourage you to use the system, but please don't hesitate to call if you have ANY questions!

What if the booking engine doesn’t calculate my discount?

If you make a reservation online and the booking engine doesn’t add the discount, rest assured that we will do it for you. The manager personally processes each and every reservation. If you are due a discount, your reservation will be adjusted, and you’ll receive a new confirmation.

Can I temporarily hold the room while I confirm with my wife/husband/friend/boss?

All rooms are booked on a first-come, first-served basis. If you call, we can give you a pretty good idea if the suite is/will be in high demand during your travel dates.

What is the cleaning fee/set-up fee for? Hotels don't charge a cleaning fee!

Hotels factor these costs into their overall rate and typically their guests stay only one or two nights. We want to reward long-term guests by having low nightly rates. This is how we ensure our costs are covered when guests only stay a few nights. The cleaning fee is not negotiable on first time stays. Guests can earn preferred status on subsequent stays that may reduce or eliminate the fee. Please note that if we must move you to a different suite because of a black-out, you will not pay an additional fee. If you opt to move between suites of your own free will, you will be charged an additional cleaning fee for each move.

Do you offer tours?

Our guests' privacy is very important to us. We do not give tours of occupied suites. We're sorry that this may be an inconvenience, but rest assured when you stay with us, we'll protect your privacy as well. You may request a tour of a suite while it is being cleaned after a reservation ends. Please call us to arrange this.
